We are looking to sublet part of our office space, which is located along the beautiful waterfront of the Embarcadero. The area we have available to sublet is separated from the Juma staff workspace by conference rooms/short hallway. We are open to subletting all or parts of the spaces listed. We have available:
- Office with door, currently configured with three workspaces (143 sq ft)
- Open floor plan of 638 sq ft, currently configured with ~10 workspaces
Shared space includes:
- Large open-floor plan kitchen (224 sq ft) & lounge area
- Large conference room (614 sq ft/fits 25 comfortably around a table)
- Medium conference room (286 sq ft, fits 8-10 around a table)
- Two small conference rooms (64 sq ft each, fit 2-3 people)
While market rates for our area and building class are currently at $5.97/sq ft/mo, we would be passing along our discounted rate of $3.50/sq ft, inclusive of utilities.
The entire area available for sublet would be offered at a monthly rate of $4,750 (781 sq ft of dedicated work space, plus 36% share of 1,600 sq ft of common space, inclusive of utilities). Our current lease term goes through 2024 and we plan to renew.
